Russ Dalbey is best known as the person who developed America’s Note Network, better known by its abbreviated form, ANN. This program did garner a formidable reputation for himself in the world of the Internet and earned for him the title of Real Estate Guru. Russ Dalby Reputation

There are criticisms about Russ Dalbey, but unlike most other Internet marketing gurus, the criticism is not targeted at him but at his business. A particular review on the Internet goes in detail about the various false claims that are made by his advertisement of his note listing service. Then there are problems picked in the modus operandi of the whole thing. Banks and other financial institutions are known to make communication with the note holders directly, without involving an intermediary. Since what Russ Dalbey teaches is about finding notes, the concept does not work that effectively because financial institutions do not frequently use third parties for their notes.

There are also some unethical practices reported, mainly about the Winning in the Cash Flow Business course. The training course is said to have material of poor quality which doesn’t teach as much as it should. However, knowing that people are feeling cheated with the training course, Russ Dalbey’s company starts pitching for other “supplementary” products that are meant to complete what this course leaves incomplete. The sales pitching is so strong that instead of feeling cheated, many people end up spending more on these supplmenetary products and thus give wind to this scam.

I gained nothing

I joined this program a year ago trying to look for an extra income and because I was just starting to look for a good business, I got hooked with the promises of this program on their book. In my mind that although the packet is expensive but at that time my focus was to make a part time income but it was wrong. I did a lot of readings based on the program packet they sent me, watched the videos, some are poor strategies and others are quite confusing for a person that is starting and for you to make sales in this business they will offer you lots of extra expenses to make it worth. This may be good for others who make big deals and find notes.

Didn't Work For Me, But I Know People Working It WITHOUT Russ Dalby!

I tried this program about 9 years ago! It didn't work for me, but I do know people that buy and sell notes, (without Russ Dalby), so it's obviously possible.

When I tried the program, some 9 years ago, he didn't have the website he has now. The site he has now, makes it easier for a potential note buyer/seller.

I think the program works for those that are interested in that field, but if your interest is in making money quickly and easily, I suggest moving on to something even easier. The note business can be tough.

My experience with Russ Dalbey

I got involved with Russ about a year ago. I couldn't figure out his backoffice. I understand how the field works but I was only looking to make money. I wasn't that interested in the field overall. I think that's why I wasn't so successful. His info is okay. But the best thing would be to work with an actual person who has been doing this stuff for a while. That's why there's Facebook, Twitter, and all these other places. People aren't that hard to find. If you do a little research and offer to be someone's assistant while you learn the ropes you may be very surprised with how far you get.

Lies and more Lies

I joined this program about 3 years ago trying while looking look for extra income online. I looked like a good possible income earner for me and my household. I saw their infomercial 1 to many times and decided to take the plunge. My kit arrived within a week and I was on my way so I thought. But what they didn't tell you was if you aren't experienced in this field then you are wasting your time. I am the type of person that needs a hands on approach. I learn better that way. Well the kit only contained some inspiration DVD's and CD's and a how to book.

I entered this opportunity blindly and foolishly. I wasn't smart at all and I allowed Russ's sales folks to convince me that I would succeed better if I had one of their TOP income earners "mentor" me. I ended up in more debt and I did not recoup my investment. Not one dime. This is a warning to those who see this infomercial on television. Be warned in advance, they will try to sell you additional seminar information and other trainings that are literally bogus and useless.

It is definitely not the for the novice as the infomercial claims over and over.

Just Getting Started

I received the basic materials some time ago. At the time I was still working full time and the concept took on the appearance of being too time consuming. I'm retired now and I decided to give it a try. I like the basic concept of finding the note, posting it and getting paid. The original version could be a little more clear and concise. I have made several calls for clarification. I was notified, but not pressured, that there is an updated product and mentoring service. I also had no idea of the out of pocket expense needed to market my service. I plan to do a small mailing soon and I will be glad to report back again later.

Saw his name around a lot - so decided to give it a try

Since I had seen his name around a lot I figured what he did was on the up and up.

Decided to try the note business even though I knew very little about it. I have to say I did learn quite a bit from his course. I spent hours online trying to locate loans to work with, but I never could find much. I did find a few, but they never materialized into making a deal. It would not be for someone who doesn't like to talk to people on the phone, because you do end up talking to people about their loans. It seemed a lot of the resources where we were to check on loans were really outdated. So, I never really made any money. I'm not saying that he is not doing things right; just that it didn't work for me.

Should have know better!

Okay I was up to the wee hours of the morning and got sucked by Dalbey's Infomerical. I quickly dialed the toll-free and anxiously awaited the arrival of Russ's courses.

When they came I popped in the DVDs and let me tell you folk's, they are mainly another level of testimonials and cheerleading of how much money can be made with brokering Deals for notes.

To be fair they do give you an outline of how to get started and where to look for notes. They sell you an online website for a nominal fee.

But what they really are doing is trying to sell you their "educational" services or for even more money a trip out to Vegas for over $1000 dollars to attend his personal seminars run by him and his highest producers.

The mentoring program is run by a third party that is not even part of Dabley's enterprise. These guys are hard sell and will use any method to sign you up.

These extra's are probably the real Key to Dalbey's success.

My advice unless you can sell a refrigerator to an eskimo STAY AWAY!

I want my money back!

I became very interested in this money making opportunity after watching an exciting commercial on it. It seemed pretty interesting and both my husband and I agreed we would benefit from it.

We received the booklets and DVD's on this system and we were both terribly confused. The business lingo, for one, was something we were very confused about. Even after reading the books several times and trying to understand how his system worked, we were unaware of what he was saying. We both regretted having wasted our money on Russ Dalby's no money making opportunity and have trashed the information he has sold us because we are so certain it is a bunch of trash.

Very deceptive, high pressure sales tactics

I wasn't personally drawn into Russ Dalby's 'Winning in the Cash Flow Business', but my girlfriend was, which was bad enough. About 2 years back, facing a tough financial position and seeing Dalby's infomercial many times finally convinced her to take a stab at the Note business. She told me it sounds so easy, just 'find them', 'list them' and get paid, as the program repeats. I had a bad feeling about the claims made, too much money being made by too many of these students sounded bogus to me. With a sales and finance background, I had never heard about these notes and was admittedly curious myself. A quick review of Dalby's reputation on the internet turned up several complaints and skeptics. Well, the $ 60 or so she paid for the program gained her little knowledge in actually how to locate the notes and turn this into your own business, as Dalby and his crew claims. Within days the hard sell came. The man claimed that the program itself was useless without the additional 'mentoring' that you needed to purchase from him. This happened about 3 times, each time my girlfriend being too polite to get rid of the solicitation attempt. That's when I intervened. As soon as I started questioning him about this 'product', he became defensive, and resorted to questioning my manhood since I was defending my partner. Needless to say, I assured this bozo that future calls would be ignored and might result in action being taken against his company. We never heard from the 'coach' again. Overall, Russ Dalby gained a few bucks from us, but it was a fairly inexpensive lesson compared to being sucked in to the additional fees he's really after. It's a very misleading, deceptive way to take people's money. Later, further investigation into this business revealed that with time, money invested, and hard work some deals can be made, but you won't get this info from Dalby's course. I'm sure there are a few success stories out there, but probably 95% of the 'Cash Flow' course buyers came up empty.

Never again

I ordered the kit because I was a a point in my life when I jumped at any chance to make extra money. Listening to his CDs and watching his DVDs, I found him to be extremely repetitive and confusing. I'm sure that there are ways to make money from cash flow notes but I would not recommend using any of Russ Dalby's methods. Always do your research first, I just jumped at a chance to make some money and it did not workout well for me at all.

Innocent & trying

I ordered the Winning in the Cash Flow Business from Russ Dalbey almost a year ago. Being divorced and newly handicapped, I needed a way to earn a little extra money. But, a lot would have been even better. What I found is that the original package does not teach you much and his whole scheme is to sell you more schooling or mentoring to help line his own pockets, not yours. I realize the man does have to make a living too, but I don't think it should be at the hands of those of us who are innocently trying to make an honest living.

How does he sleep at night?

I too feel for his program, I ordered the Cash Flow System and what I found was very disappointing. He makes all these claims that anyone can do this and that it's so easy, well it's not! That's why he hits you up to spend more money to get more training. The only one I see making money is him. I just don't understand how people can get away with this for so long. I still see his ads everyplace and people are still falling for it everyday, that is very sad!

One of the worst

Russ Dalby is terrible. I was first exposed to him early on during the Free iPods boom when his offer, Winning in the Cash Flow Business, was pushed by many 'freebie' sites. Talk about upsells and upsets! I was genuinely interested in his program because I had gotten into the 'freebie' boom for the sake of 'free money' which would soon lead me into IM, but I have to say that his program was pretty disappointing.

After purchasing the kit, I was asked to purchase even more products. I honestly had no clue how his product even worked and to this day, even after knowing the ins and outs of IM, still have no idea how his product was supposed to generate a cash flow for anybody other than himself.

A total scam, don't be fooled

I ordered Russ' program "Winning in the Cash Flow Business" about 2 years ago, it looked so easy on T. V. that I decided "What do I have to lose?" I figured it wasn't that expensive, compared to some other programs I have seen, plus, if I didn't like it I could just get my money back.

Well, Russ seems to be one of the best scammers out there, not only is his program difficult to understand, but his "live agents" don't do anything to help you either, they just try to get you to spend even more money on other products to "help" you get your business going.

His methods he teaches you to "Succeed" are the worst yet, the only thing that he teaches you is how to cold call and annoy people.

If you don't have previous sales experience PLUS telemarketing experience you won't get anywhere with this program.

The worst part is how much money he was able to get out of me, I paid for the initial program as well as some of this "Extended" training courses, probably a total of $500 or more, and after I tried it I called to cancel and get my money back, they told me that I had called one day to late to get a refund, which was not true, and refused to give me any of my money back. Don't be fooled by this program. Stay away from "Winning in the Cash Flow Business".

Was not what I expected from the program at ALL

I ordered winning in the cash flow business a while back trying to make good money at home. The program did come with books and videos that could possibly be of some type of help if the program did work. I paid $30 for this program. When I first got it I was really excited about making money. The first assignment that I did was with this guy and we were talking back and forth threw email about his house and how he could get money off of it. I put in all of his info into the database that Russ provides you with to get people to accept the offer. I had it up there for months and months and still no offer. He promises that there would be something in no more than a couple of weeks. Wrong. I would not buy this system again. I have not received any money for my efforts. It does have good info in the books that you receive though.

Swindled out of thousand$

I was contacted in 2008 and told that I had been specially selected for the online education program and was asked to pay several thousands of dollars. The materials were sent to me but proved unhelpful in finding financial notes in my area, which I had been led to believe were abundantly available. I requested a refund but received none. While some say they have had success with the Dalby program, I'm also aware of many complaints on several Web sites. My advice is to hold on to your money and look into other business opportunities, especially ones with a reputation for honesty and integrity.

No good for me!

I bought this 3 step program after I kept seeing the ads on TV and did a little research. I bought the program over a year ago. First off they forgot to send me the secret book, ended up getting that a week later or so. When I got the program in the mail, I couldn't wait to get started. I started reading the first book right away till I noticed I had no idea what they where talking about. It was very confusing. I tried to understand, but had no idea. I put the books away and thought to myself I just got scammed. The books are still sitting in my closet. There is no way I can get that started. On top of that my phone would go off once a week or so from them asking for more money for an investment. My e-mail got spammed with junk from Russ. I can't believe they are still on tv! This is not worth your time or money, it will just give you a headache. Over all rate would be 3/10. Also, I found there was very little training.

Scam Scam Scam

I bought the program Winning in the Cash flow business by Russ Dalbey. Looks like the only one who wins is Russ and his staff. The commercial made it seem like earning money wasn't going to be difficult at all, boy was I wrong.

First, when I received his material, I quickly realized I needed a law degree to understand the content. After, a week of realizing this was a scam, I received a spam campaign of annoying phone calls and emails trying to get me to sign up for mentoring and more products at a higher cost.

After that I did some reviews on his biz-opp, and not only had several people been scammed but there was even one person that said he bought the program and someone called him for coaching at a price of $5000. Even worse he asked the potential coach, how many deals has he done, and the operator said it would be his first one.

Do yourself a favor and stay far away from this man and any of his biz-opps.

Dont buy this

I do not like Russ Dalby at all. Wait, wait, wait, I don't even know this man so I can't say that but I can say I don't agree with him when he talks about how the the note network business is so easy. I don't think so. I paid I say 50 dollars for this program in 2004, it is 2011 now so I would of expected some results since he did say you all you have to do is find them, list them and make money. They are easy to find but there are a whole lot of people doing this as well, so you are not guaranteed that note at all. I think you have to have a heck of a discount to get clients or be the buyer of a note to really get a note. If you are successful with getting a note, the website where you list them are filled with note finders the same as you, so you might want to look for other ways to find a buyer. Now if you are successful with those two steps you will get paid, but I don't know that because it was hard enough to get to step 2.
